Quannah Partners Acquires Land for Industrial Development

Houston, TX - Quannah Partners (“Quannah”), is excited to announce the successful acquisition of 10.7 acres for the speculative industrial development of a Class A 152,000 square foot front-load shallow-bay
industrial building in Houston, TX. This significant milestone marks the fourth ground-up industrial development in Texas for Quannah Partners and the second in the Houston market. Quannah Partners is also under construction on a 195,000 square-foot industrial property in Denver, CO.

The development, located at 6311Rankin Road, Houston, TX, will be a single Class A front-load industrial building, featuring 32’ clear height, ESFR sprinklers, 30 dock-high doors, energy efficient roofing and window materials, and 185’ truck court, including 39 trailer parks, and security fencing with access gates. The building has been designed to accommodate tenants ranging in size from 50,000 square feet to 152,000 square feet.

The property is very well located with direct access to major highways and regional corridors and abuts George Bush Intercontinental Airport (IAH). The location provides superior access to regional transportation infrastructure, situated conveniently in the infill industrial area of the North/Northeast submarket and is bound by Interstate 69 (59), Beltway 8 (one mile south), and The Grand Parkway (eleven miles north).
