

Colorado developer touts planned Taylor industrial park as ripe for Samsung suppliers

AUSTIN (January 2024) – In an article dated January 25th, 2024, the Austin Business Journal wrote that Quannah Partners LLC plans to develop a 360,000-square-foot industrial park in Taylor, Texas, aimed at attracting suppliers supporting Samsung Electronics Co. Ltd.’s nearby semiconductor facility.The 69-acre project, located along U.S. Highway 79 and previously referred to as Park79 Commerce Center, marks Quannah’s first development in the Austin market. The site sits just a few miles from Samsung’s multibillion-dollar chip fabrication plant, which is expected to begin operations soon.
The development will be delivered on a speculative basis, with no tenants secured at this time. However, Quannah is targeting a range of users, particularly companies within Samsung’s supply chain, as well as businesses supporting the region’s rapid population and economic growth.
At full buildout, the project is expected to be valued at approximately $75.4 million. Planned buildings will accommodate tenants ranging from 30,000 to 130,000 square feet and feature Class A specifications, including 32-foot clear heights, rear-load configurations, dock-high loading, and ample truck and trailer parking.
Infrastructure improvements are a key component of the project, as portions of the site lie within a floodplain. The developer is pursuing the creation of a public improvement district to help fund an estimated $10 million in infrastructure work, including the extension of County
Road 401.Construction is expected to begin in early 2024, with completion targeted for August 2025. Leasing for the project is being handled by Jones Lang LaSalle Inc..
The project comes amid significant growth in Taylor and surrounding communities, driven by Samsung’s large-scale investment. The company’s new campus is expected to employ thousands and attract a wide network of suppliers, many of which are already expanding across Central Texas.
